Concrete Cleaning in Lynchburg, VA

Concrete looks solid, but it is porous, and in Central Virginia it soaks up a lot. Humid summers grow algae and black mildew on shaded driveways. Red clay splashes onto every sidewalk edge after a hard rain. Oil from a parked truck works into the surface within a few weeks. Our concrete cleaning service in Lynchburg, VA removes what sits on the surface and what has worked into it, so your concrete looks like concrete again.

How Concrete Cleaning Works

We wet the concrete first. Dry concrete pulls detergent into the surface unevenly, and that shows up later as blotches. Then we apply a cleaner matched to what is on the slab: an algae and mildew treatment for green and black growth, a degreaser for oil, or a rust remover for orange stains. The cleaner sits for several minutes and breaks the stain down before any pressure goes on.

After the dwell time, we rinse with high pressure water. On flat areas like driveways and patios we use a surface cleaner, a rotating head that holds the spray at a fixed height. A wand tip held by hand leaves the pale stripes and swirl marks you see on a lot of do-it-yourself jobs. The surface cleaner avoids them.

What Grows and Stains on Lynchburg Concrete

Algae and mildew are the most visible problem. Lynchburg gets about 43 inches of rain a year and long, humid summers, so concrete that stays shaded and damp, like a north-facing driveway or a walkway under trees, turns green and then black. A wet, algae-covered walkway is slippery, which matters on steps and on the path to your front door. Overflowing gutters make it worse because they drip onto the same spots, and our gutter cleaning service takes care of that side of the problem.

Red clay is the local signature. Piedmont soil is full of iron-rich clay that splashes onto concrete edges during storms and stains as it dries. Clay stains respond well to washing, though the older the stain, the more dwell time it needs.

Oil and rust need their own products. A truck that leaks a few drops onto a driveway leaves a stain that spreads into the pores of the concrete. Rust comes from fertilizer, well or sprinkler water with iron in it, and metal furniture left on a patio. A standard driveway wash lightens these stains. A targeted treatment removes most of them.

Winter adds wear. Concrete here goes through around 90 freezing nights a year, and water in the pores expands as it freezes. The top layer flakes, and rougher concrete holds dirt more easily. Cleaning does not repair flaking, but it shows you how far the damage has gone.

Why Concrete Needs the Right Pressure and the Right Cleaner

Pressure removes loose dirt. It does not kill algae roots, so a driveway that was only rinsed turns green again within a few months. Detergent handles the biological growth, and pressure removes what the detergent loosened. Too much pressure or a tip held too close cuts into the surface and leaves marks that cleaning cannot fix.

The order of work matters too. We treat stains before the general wash so the cleaner has time to work while we prepare the rest of the surface, and we wash from the high side of a slope down so dirty water does not run across finished concrete.

Concrete Surfaces We Clean

We clean concrete on residential and commercial properties. Common jobs include:

  • Driveways and parking pads
  • Sidewalks, walkways, and front steps
  • Patios and pool decks
  • Garage floors and carports
  • Retaining walls and concrete block
  • Stamped and decorative concrete
  • Loading docks, dumpster pads, and commercial slabs

Stamped and decorative concrete gets a gentler approach, since the color and sealer on top can be stripped by aggressive pressure. Brick and pavers are covered on our pressure washing page, and larger business properties fall under commercial pressure washing.

If your concrete is new, wait at least 28 days after the pour before washing it. Younger concrete is still curing, and pressure can pull the cement paste off the surface. If you plan to seal after cleaning, give the slab 24 to 48 hours to dry first.

Common Situations That Bring Customers to Us

Most concrete cleaning jobs start when someone notices the difference. The neighbor’s driveway is light gray, and yours is dark green along the shaded edge.

Homeowners preparing to sell schedule concrete cleaning early. A clean driveway and front walk show up in every listing photo taken from the street, and they are the first surfaces a buyer walks on.

Owners of homes with a pool deck or patio call in late spring, when a winter of algae and a spring of pollen have left a slick film on the surface.

Property managers and business owners call after a fuel or oil spill, or when a dumpster pad starts to smell. We treat grease and food residue with a degreaser before rinsing, and we say up front if a stain is old enough to leave a shadow.

What Our Concrete Cleaning Process Looks Like

We walk the concrete before we touch it. Stains get marked, cracks and loose sections get noted, and we check where the water will run. Vehicles and furniture need to be moved before we arrive, and we cover or wet down nearby plants and beds.

Next we pre-wet the slab and apply detergent to the stained and shaded areas first, since those need the longest dwell time. We keep the surface wet while the product works so it does not dry in streaks in the summer sun. Then we rinse in overlapping passes with the surface cleaner and finish steps and edges with the wand.

When the concrete dries, we look at it again. A stain that remains gets a second treatment or an honest explanation of why it is staying. Photos of finished jobs are in our gallery.
